Lazy Venturist's Real Estate Investing Club (LVREIC)

Dear Friend,

Thank you for joining me. I'm excited to introduce this concept - one that I think is well needed, and has been too long ignored.

The purpose of this Club is to provide seriously lazy real estate venturists (those with venture capital, credit or both that want to grow their wealth through Real Estate, but don't want to do any of the work) with a location to meet like-minded individuals that will partner their cash and assets to leverage into further investments by 'pros', providing the venturist with better-than-market ROI (Return On Investment)

This Club provides a place for Players (and soon-to-be Players) to get together for mutually-beneficial results.

This Club will provide an access point for venturists (those with cash, assets, credit, etc. that want to create more of the same) to meet investors (those that find the deals, do the work and bring cash back for everyone).

The monthly Club meetings generate a 'live' training venue for those that wish to explore the investment side of multi-unit, multi buys and commercial ventures; from the activites of those that have done them - dozens of them, and are doing more all the time.

Monthly meetings (usually via teleconference or web site interface) will include updates/walk-throughs of ongoing deals - as they happen. Occassional, 'in person' sessions will be held throughout the year; site, time and date TBD (expect them to happen 'on location' of a deal!)

You will learn how our 'pros' are completing deals - the successes, what to watch out for - yes, even the things that didn't go 'quite as planned' - nothing will be held back from our members on how these active investors are doing business - day in and day out, on actual, 'live' deals, and how they rely on their past experiences to create stronger successes each time.

You will see just how these deals are done - learning more and more as you go along. At some point, you may want to get involved in opportunities yourself. Various levels of involvement and risk will certainly provide various returns for your investment, however, working in a partnership with seasoned investors brings a tremendous benefit -

HOW IT WORKS

For the Venture Capitalist

We'll have monthly meetings - teleseminars, web enabled sessions and live events scheduled throughout the year - where we'll discuss available investment opportunities with active investors; a place for you to put your investment capital, use your credit or assets for 'way better than average' returns.

For the Student Investor

In our monthly meetings, we'll discuss deals that members are involved in, so you can gain knowledge of how a variety of transactions are done, where to look for them yourself, and just how they are being completed.

You'll learn everything that works, and what doesn't.

The Club will be sponsoring these active investors in return for insider info on their deals. Each month, a large portion of our meeting will be reviewing the 'what worked, what didn't' aspect of making deals.

Club focus

Most of the deals disscussed and offered through Club membership will be for multi-unit, multi-buy or commercial projects. Single Family Residence (SFR) discussions will typically be for 'bulk buys' - those where blocks of houses are bought at a time (10 or more at once - perhaps the occassional 'one off').

This one-time investment is placed in reserves, to be refunded to you at any time, on demand, without interest or penalty, after you have been a Club member for 2 full (calendar) years. This 'base' serves as the Club's minimum requirement for bank accounts, account verification, etc.

- Yearly membership dues - $300 USD
Dues keep the club running. A variety of costs are involved in running the Club, including, but not limited to, conference call fees, online account processing, web site hosting and maintenance, credit card fees, local, state and federal licensing and fees, administration fees, etc. Your dues also serve to reimburse travel and other related expenses for meeting rooms and guest speakers - keeping your cost down for such events throughout the year.
