The words 'Real Estate Investing', just like the word 'business', cannot stand alone without the one key
factor
behind all successful Real Estate Investors and Entrepreneurs.
As a teacher of Real Estate Investing, I come across all sorts of Real Estate Investing students, many of
whom attended multiple TOP LEVEL Real Estate Investing seminars and are full of knowledge on Lease Purchase,
Subject To, No Money Down, Foreclosure etc.
These guys and gals could take a Real Estate broker to task, on book-learning alone.
Yet, one thing that I notice is that, almost all of them have yet to do a deal or are simply unsuccessful
with Real Estate Investing.
Then there are the ones that did take the first step and plunge head first into the Real Estate Investing
business and are now stuck with a house and mortgage payments.
It’s the classic introduction line at a Real Estate Investing seminar, “My name is ________ I’m a
full/part time Real Estate Investor and I have a house for sale - come talk to me during break”.
You can just hear the desperation in their voice as they don't have a clue what they are going to do with
this property and it is eating them up financially!
My suggestion to you is, don’t become one of those people!
All it takes is for you to understand the core principal of the Real Estate Investing business -
Marketing!
Let me put it in perspective...
Just the other day I was on a walk with my wife around the neighborhood, and being the Real Estate
Investor that I am, I couldn’t help but notice the new Realtor sign on a house that has been on the market for
months - "House For Sale - Call for Detailed Information” with a number and extension.
Not wanting to talk with the Realtor, and knowing that I would get an answering machine anyway, I gave the
number a try.
After listening to the generic “I’m a Realtor” greeting and
entering the extension number, the recording on the property began to play. “This MUST OWN home in a secluded
neighborhood is a four bedroom, two bla blab bla blab……call for a private showing”.
I stayed on the line for the whole thing, but truthfully stopped listening after “This MUST OWN
home…”...
Can you say cliché?
Imagine if every ad on television started like that - it would be disastrous! So, why should Real Estate
be any different?
Sadly most beginning Real Estate Investors do just that - the same 'blah, blah, blah' stuff like this
Realtor was going on and on about.
You see, the Realtor did nothing wrong in explaining to me what a house is, but failed to explain to me
WHY I would want to buy THIS particular one.
WHAT’S IN IT FOR ME? Is it easy to own? Is financing available? Are the owners flexible? Can we talk
terms?
There was nothing that made me want to say Humm…This one’s different, I better buy it!
When most Realtors, or Real Estate Investors, think Marketing, they think fliers, mailers, MLS, brochures
and stationary.
When successful Real Estate Investors think of Marketing, they think of the most important aspect of
Marketing and answer THE question of “What’s in it for the other person?”
Granted, the scope of Marketing is vast and there are multiple ways to sell a house just like there are
multiple ways to buy one, but answering THE question will make your marketing stand out above the rest and propel
your Real Estate Investing business to unprecedented success.
